How do our rates compare to on-campus housing rates?
Can additional furniture be brought into the apartment?
Additional furniture is more than welcome to be brought in, however due to storage constraints, we cannot remove furniture from furnished units. Note: all furniture must comply with NYS Fire Code
Can I pay my bill with a credit card? Is there an extra charge?
Great news! We have a great feature that lets you pay online! View your balance, submit electronic checks or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the “Pay Rent” link. This will take you to our resident rent pay portal. There is a small convenience charge for this service.
Do I have a meal plan?
Meal plans are not offered.
How close to campus are you?
We are only 1 mile from campus!
How many people live there?
We have 178 units with 592 residents.
If I am over 21 do I need a guarantor?
You have the option to qualify on your own, with a security deposit, good credit score and monthly income more than 3x the rent rate. Every lease has the option to have a Guarantor regardless of age.
Is parking available?
Parking is available at no additional cost to residents. All residents are required to register their car with the property.
What do I need to hook up my computer to the internet?
You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.
What if I need to cancel my lease?
Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. A resident can delegate their lease through Monarch staff. A resident is responsible for the rental agreement after officially checking into the property and obtaining keys. If you need to cancel your lease, please contact the office to receive step by step instructions for your specific circumstance.

What size are the beds?
Our furnished units offer full-size mattresses.
What types of leases are available?
: We lease by the bedroom and by the unit at Monarch 716. When you lease by the bed, that means your installment covers your bedroom only. The benefit of this is that you cannot be held responsible if your roommate does not pay or is late with their rent. We traditionally offer 12 equal installment leases.
What utilities are included in my monthly installment?
Here is a list of what we provide: water, sewer, trash removal, internet in every bedroom and the living room (Ethernet & WiFi), digital cable in the living room and each bedroom. Residents split electric by the unit and gas usage by the building.
When can I move in?
Our new lease agreement begins on August 24, 2022 however, if you are looking to move in sooner, call us at 716-205-7343.
When is my first payment due?
Your first rent payment is due in full with certified funds upon move in. Residents will not be able to move into the property without completing their first rent payment.
Will you send me a bill for each installment?
We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. Your copy of the lease serves as your bill.
Renewal Questions
Can I request different roommates?
You can request a transfer into a new unit, in which there will be a $300 transfer fee. Contact the office with your request!
What is a "renewal?"
Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!
If I renew, do I have to move out then move back in?
No, you will not be required to move out and move back in. If you renewed your lease, you will remain in your current bedspace, unless we have approved a renewal transfer for you.
If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
I'm graduating in December, can I still renew?
Absolutely! We would love for our graduate students to stay with us. Contact the office for details regarding your lease agreement.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
How do I renew?
You can either call us, email us, or even
submit a renewal request through your Resident Portal. We know how
busy you are, so we have made the process as quick and easy as
possible. Renewing is as easy as "1,2,3"! Just follow these
steps:
1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
It's that easy!
When do I start paying the new rent amount?
You start paying the new rent amount at the start of your new lease.
